Ally Dakota Development provides 20- or 25-year fixed-rate commercial building loans that allow you to purchase, construct, or renovate a property for your business. And with down payments as low as 10%, you can keep more of your cash for working capital.

Loan Structure

  • A complete SBA 504 financing package is a combination of at least three sources: Ally Dakota Development (SBA 504), borrower equity, and a local financial institution.
  • Through Ally Dakota Development, the SBA may loan up to 40 percent of the total project cost, for a minimum of $50,000 and a maximum of $5,000,000
  • The business receiving the financial assistance must inject at least 10% of the total funds for any project.
  • The balance—usually 50%—is provided by the local financial institution.

Down Payment Information

  • Most commercial building loans require only 10% for the down payment. However, a higher down payment will be needed in these instances:
  • The company is a startup that has been in business for less than two years. In this case, a 15% down payment is required.
  • The building is considered “special purpose”, which requires a 15% down payment.
  • For businesses that are a startup AND use a special-purpose building, a 20% down payment is required.
